A short guide to a conflict-free return of an apartment or house. Feel free to contact us at any time, if any questions or problems arise. We are happy to support you!

  • The handover - Approx. 1 week before the end of the tenancy, arrange a handover appointment either with us, or directly with the landlord.

  • Return the property as you received it - Many problems will be avoided, if you take this principle to heart.

  • Final cleaning - Unless otherwise agreed, the apartment (including the inside and outside of the windows) must be handed over in perfectly clean condition and ready for the next tenant. We cooperate with  several absolutely trustworthy companies that accomplish excellent results. Depending on the amount of work, the fee for final cleaning is approx. 2.50 to 10.00 Euro/sqm living space, or rather approx. 20.00 to 26.00 Euro/hour plus VAT. The fees are usually paid by the tenant. Please give us plenty of time - at least one week - to arrange the appointment. More information can be found here.

    • Painting - If the walls of the apartment have been dirtied during  the tenancy - beyond fair wear and tear - they will usually have to be painted. In this matter we also cooperate with companies. If the work has not been carried out before the handover, the tenant could be liable for lost rent because the apartment cannot be immediately re-let. If the apartment needs to be painted, please arrange an appointment with your landlord, or with us roughly 3 weeks before the end of the tenancy, to agree on what work needs to be done.
    • Handover protocol - When you move out, a handover protocol should be created, in which any defects in the property are noted. If we conduct the handover, the protocol is compulsory. It avoids unnecessary complications in returning the security deposit.

    • Return of the security deposit - The deposit will be returned by the landlord to an account of your choice. If the account is not in Germany, the landlord will require the IBAN, the BIC/SWIFTCODE, and the street address of your bank. The deposit is usually returned within 2 weeks.

    • Cancellation of telephone services - Telephone services can only be cancelled in writing, by the customer himself. Don't forget to give the telephone company an address where the final bill can be sent approx. 4 weeks after the cancellation date. The cancellation should be sent at least 10 days before you move out.

    • Cancellation of electricity or gas services - If you pay your gas or electric bill separately (not to the landlord), the meter must be read when you move out. We will be glad to help you. The cancellation, including the meter reading and your new address, must be faxed to the gas or electricity provider.
