Submit Documents
Once you’ve made your decision, we’ll review your application. For this, we typically need proof of identity, a tenant self-disclosure form, and proof of income or creditworthiness. Your personal contact will let you know exactly which documents are required.

Sign the Lease Agreement
Once you’ve chosen an apartment, we’ll draw up the lease agreement. Upon request, we can also provide an English translation. The landlord is the contracting party. Before moving in, you’ll typically transfer the first month’s rent and the security deposit.

Taking Over the Apartment
At the handover, an inspection report is prepared to document the apartment’s current condition. If we handle this for you, you’ll receive a detailed report with photos via an app developed specifically for Mr. Lodge. After that, you can move in—and we’ll remain your point of contact throughout the entire lease term.
What documents do I need to rent an apartment in Munich?
To rent an apartment in Munich, you generally need the following documents:
- Proof of identity ( ID card or passport)
- Tenant self-declaration form with information on the number of occupants and income
- Employees: Copy of employment contract or employer’s confirmation (including salary, signatures, and stamp)
- Students: Certificate of enrollment , letter of guarantee from parents, parents’ documents (see above for employees)
- Self-employed individuals: Proof of creditworthiness from your primary bank or tax advisor
Overview of Costs, Security Deposit, and Lease Term
The search and placement of an apartment are free of charge for you—Mr. Lodge does not charge tenants a commission. Essentially, the only costs are the rent agreed upon in the lease and the security deposit. Depending on the apartment, there may also be additional costs for a parking space or the public broadcasting fee.

Registration and Landlord Confirmation After Moving In
After moving in, you must register with the appropriate citizens' office (KVR) within 14 days. To do so, you will need the landlord's confirmation (WGB), which you can obtain from your landlord or your contact person.

Can I rent an apartment without viewing it?
Yes. Apartments can be rented even without a prior viewing. This is especially popular among tenants from abroad. Since every apartment is documented by our in-house photography team, you can make your decision based on reliable property listings.

How much is the security deposit?
At Mr. Lodge, the security deposit is equal to two months' rent. By law, it may not exceed three months' net rent excluding utilities (Section 551 of the German Civil Code [BGB]).
