There are various situations in which a neutral and well-founded real estate valuation is required. It creates transparency and serves as a basis for decision-making.
The purchase price is the basis for the real estate transfer tax (3.5% in Bavaria). The purchase price of a property forms the basis for depreciation during the rental phase. The tax office calculates the tax-relevant building share on the basis of the purchase price.
In the case of inheritances and gifts, the property valuation is used by the tax office to determine the tax-relevant value. For gifts, e.g. within a family, a current valuation can also be carried out to enable a fair distribution or equalization of assets. This assessment may differ from the tax valuation.
In the context of a divorce, the property value is decisive for the calculation of the initial and final assets. An objective valuation (e.g. by determining the market value) ensures transparency and a fair division of assets.
The current property value plays an important role in financing issues, follow-up financing, debt restructuring or long-term asset planning. A well-founded valuation creates a basis for discussions with banks and advisors. The value determined by the financing bank usually deviates from this.
