In Munich, the misuse of residential space is strictly regulated. The City of Munich considers leases for periods of 6 months or longer to be standard residential use. Shorter periods may be viewed as misuse of residential space.

One advantage of furnished short-term rentals: Relaxed rules apply to housing that is provided solely for temporary residence—the rent control law does not apply here. Ja. Für möblierte Häuser und Wohnungen im Stadtgebiet München gilt in der Regel eine Mindestmietdauer von sechs Monaten. Kürzere Vermietungen wertet die Stadt als Zweckentfremdung von Wohnraum; erst ab etwa sechs Monaten wird von einer dauerhaften Wohnnutzung ausgegangen, für die keine Genehmigung nötig ist. In der Region Tegernsee und im Oberland ist eine möblierte Vermietung dagegen bereits ab einem Monat möglich.
