Our service is free of charge for you as a tenant. You pay the monthly rent and a one-off deposit (usually two months' rent) to the landlord after signing the contract.

Once you have decided on an apartment, we will discuss this with the landlord and draw up the tenancy agreement once you have been accepted.
The specified rental period is binding. If an apartment is offered for June 1, for example, it cannot be rented earlier - and usually not much later. If your desired rental period differs from the offer, please let your consultant know. If a fixed end date is specified, the apartment cannot be extended. If a variable rental period is specified, slight deviations can be negotiated with the landlord if necessary.
Private providers of apartments and houses in Munich are subject to a minimum rental period of six months. The City of Munich regards rental periods of less than six months as misappropriation of living space, which is why we only broker apartments and houses for at least six months or longer. Commercial providers such as serviced apartments, on the other hand, are not allowed to rent for longer than six months in many locations. We therefore differentiate between short-stay and long-term offers. In the Tegernsee region, private providers are also allowed to rent for shorter periods, which means that we can offer furnished rentals for as little as one month.
If you would like a personal viewing on site, please let us know. If the apartment is still rented, our consultants will arrange the appointment with the current tenant. If the apartment is already vacant, appointments are usually possible at short notice. Please note that the apartment is usually rented to the person who makes a binding commitment first. Therefore, do not plan your appointments too late, as otherwise the desired properties may have been rented out in the meantime.

The rental agreement is concluded between the tenant and the landlord. In most cases, the rental agreement is drawn up by Mr. Lodge - in consultation with the tenant and landlord - and forwarded to both parties for signature.
As agreed in the tenancy agreement, the apartment must be returned professionally cleaned. When the tenant moves out, a commercial final cleaning takes place, which is commissioned by the landlord to a specialist company. The costs are calculated on a time and material basis and are usually borne by the tenant. The landlord receives the cleaning company's invoice and offsets the costs against the deposit.
