The municipality of Gräfelfing, with its approximately 12,800 residents, is considered a highly sought-after place to live on the lower reaches of the Würm River. It is growing increasingly popular, particularly due to its garden-city character and its spacious, open-plan development.
Wilhelminian-style villas, architect-designed homes, and modernist Bauhaus-style buildings define the town’s character. The bustling Bahnhofstraße—Gräfelfing’s retail lifeline—offers everything you need for daily life. Gräfelfing has two S-Bahn stations with connections to Starnberg and Munich. You can reach Munich’s Marienplatz in 25 minutes. Via the Gräfelfing exit on the BAB 96 and the Eschenrieder Spange, you can also reach the airport in about 30 minutes by car.

The immediate proximity to the forest (a 2-minute walk away) is perfect for jogging and walking. A butcher shop, bakery, supermarket, and the Lochham S-Bahn station (S6), as well as various bus routes—including those heading toward Großhadern—are only about a 3-minute walk away. A tennis club is also nearby.

Bahnhofstrasse in Gräfelfing, with its wide range of shopping and recreational options, is about a 15-minute walk away.
