Die Wohnung befindet sich direkt am Luitpoldpark, östlich des Olympiaparks. Der Park bietet viel Raum zum Erholen, zum Sport treiben und eine sehr schöne Aussicht vom Luitpoldhügel. 
Sämtliche öffentliche Verkehrsmittel sind von hier aus fußläufig zu erreichen. Die Tram Haltestelle Gartenstraße liegt nur ca. 3 Minuten zu Fuß entfernt. Diverse U-Bahn linien sind in ca. 7 bis 9 Minuten zu Fuß erreichbar.

Die Wohnung wurde sehr geschmackvoll möbliert und ausgestattet. Die gesamte Einrichtung wurde aufeinander abgestimmt und wirkt sehr freundlich und hell. Im Wohnzimmer und in den Schlafzimmern wurde ein sehr schönes Stäbchenparkett verlegt.
