Gilching
Gilching is an independent municipality in the district of Starnberg. Officially, the municipality had 19,679 inhabitants and an area of 31.5 km² in July 2024. This is relevant for the residential perspective because Gilching is large enough to have its own everyday center and a broad infrastructure, but is still clearly perceived as a surrounding municipality with a green focus.
The official local map does not show Gilching as a single place, but as a municipality with several clearly legible sub-areas: Altdorf, Argelsried, Neugilching and Geisenbrunn. There are also several business parks in the north, west, south and east. It is precisely this division that is particularly useful from a residential perspective, because living in Gilching feels noticeably different depending on the sub-area.
Germering, Puchheim, Fürstenfeldbruck and Weßling are particularly useful for orientation and internal linking around Gilching. Germering, Puchheim and Fürstenfeldbruck are nearby towns; in terms of residential logic, Weßling complements the western S-Bahn context well. This is plausible for those looking for a place to live because these towns serve similar profiles: quieter than Munich, well connected and independent in everyday life.
Gilching is an interesting place to live primarily because the municipality offers more than just commuting. Gilching is an ideal place for families; the municipality itself bundles a wide range of services under Family & Education with daycare centers, schools, after-school care and family support. From a residential perspective, this means that Gilching is not only well connected in terms of transportation, but is also sustainable as an everyday suburb.
The school profile is also a clear argument for families. Officially, Gilching has two elementary school at municipal level, as well as a Montessori school, a secondary school and the Christoph-Probst-Gymnasium. This means that the municipality has a much stronger educational base than many smaller surrounding towns.
There is also the economic side. The municipality has several business parks; the North Business Park covers around 17 hectares, the South Business Park around 17.4 hectares and the West Business Park around 20 hectares. It is this mix of living and working space that makes Gilching particularly interesting for professionals.
From a residential perspective, typical target groups for Gilching are families, commuters, professionals with a western connection, smaller households looking for a quieter environment, as well as those interested in temporary living when the S-Bahn and proximity to nature are more important than the hustle and bustle of the city center. This classification is an editorial derivation from the school offer, S8, residential structure and leisure profile.

Gilching is also solidly positioned in everyday life. There are numerous retailers, supermarkets and specialist stores; the municipality adds the weekly market Am Markt as a regular meeting point in the center. This is important for those looking for a place to live, as it makes Gilching not only homely but also very well organized in everyday life.
For exercise and local recreation, Gilching benefits greatly from its surroundings. The municipality has cycling and hiking trails as well as three local circular routes run by the Zeitreise Gilching association. There are also smaller lakes and recreational areas in the surrounding area. Nature is therefore not just a backdrop here, but a real part of the quality of life.
Gilching is particularly well known for its DAV climbing and bouldering center München-West. According to its own website, the center offers courses, family offers and children's areas; even the MVV train station in Gilching-Argelsried links the station directly to the climbing center. This is a real locational advantage for active households.
