Untermenzing - Allach
Allach is not an anonymous suburb, but a residential area with a clear profile. Officially, the 23rd district is described as being predominantly characterized by a dense residential development; detached and semi-detached houses predominate, supplemented by condominiums and terraced houses. Larger multi-storey residential areas tend to be concentrated south of Angerlohe and around Manzo- and Allacher Strasse. It is precisely this structure that makes Allach attractive to many people looking to live within Munich but who do not want to live in dense inner-city development.
Untermenzing, Obermenzing, Moosach, Ludwigsfeld and the municipality of Karlsfeld are particularly important for orientation in everyday life. The official city portal describes Allach in the northwest of Munich between Obermenzing in the south and the city limits in the north; the district portal also highlights that Allach borders Karlsfeld and Ludwigsfeld and begins in the east at the B 304 / Dachau Straße. This is relevant for prospective residents because Allach is thus well oriented both towards Munich and the surrounding area.
Allach is particularly interesting for people who do not want to leave Munich but still want to live in a quieter, greener and smaller area. The official city profile indicates a comparatively high proportion of multi-person households in the district; children and young people are represented above average, while the proportion of singles is lower than in a city-wide comparison. This fits in very well with the perception of the district as a family-friendly, residential location.
The dual structure is important for understanding the district: to the west of the railroad line, the image is dominated by the village center, the Würm river and quieter residential streets. To the east of the station, on the other hand, industrialization set in early on; this is where large company sites such as MAN, MTU and Krauss-Maffei-Wegmann are located. It is precisely this mix that is decisive for the residential area: Allach is not romantic and idyllic, but a very unique Munich district in which the historic town center, green residential areas and strong work/traffic axes are right next to each other.
Typical resident groups in the district are, for example
| To the center (Marienplatz) | To the central station | To the airport |
|---|---|---|
| 15,0 km | 12,0 km | 36,4 km |
Around Oertelplatz, Allach has gained significantly in everyday quality in recent years. With EVER.S Allach, supermarkets, specialist stores, service providers and restaurants are available directly at the station; a regular weekly market complements the offer. This is a strong argument for a rather quiet district, as living and amenities go very well together.
