Eching
Eching is located in the north of Munich in the district of Freising and is described by the municipality itself as a residential area between Munich and the airport. This is a clear locational advantage for prospective residents: you live outside the dense urban structure, but remain closely connected to the metropolitan region. In addition, Eching benefits from its location on important transport axes and from an environment that combines settlement structure with open landscapes and local recreation.
Neufahrn bei Freising, Unterschleißheim, Freising and the northern Munich area are particularly relevant for the classification. Neufahrn bei Freising and Unterschleißheim are obvious alternatives. This is also a good strategic fit because Eching is located at the interface between commuter-friendly surrounding areas, commercial locations and residential areas close to nature.
From a residential perspective, Eching is much more diverse than a mere glance at its traffic and location would suggest. Located around 23 kilometers north of Munich, the town has been settled for a long time and, despite its growth, has retained its rural character in large parts. In addition to newer multi-storey residential buildings, the townscape is dominated by detached houses, farmsteads and small churches and chapels. This creates a residential area that is neither purely village-like nor anonymous-suburban.
The municipality itself now has over 15,000 inhabitants, comprises several districts and has developed further in recent years, including with residential construction projects in Eching-West and Dietersheim. For prospective residents, this means that Eching is not a static dormitory community, but a place with its own pace of development, functioning infrastructure and recognizable municipal identity.
Eching is particularly interesting for:
| To the center (Marienplatz) | To the central station | To the airport |
|---|---|---|
| 21,9 km | 24,3 km | 17,6 km |
In Eching, there are stores for daily needs, shopping facilities at the farm and additional offers in the commercial area. This makes Eching well suited for people who want to live outside the city but do not want to do without basic everyday amenities.
Eching is clearly relevant for families. Officially, the municipality has three schools in the town: the Nelkenstraße elementary school, the primary and secondary school on Danziger Straße and the Eching state secondary school. There are also municipal and independent kindergartens, crèches and after-school care centers, including in Eching itself, Dietersheim and Günzenhausen. It is precisely this wide range of educational and childcare facilities that is a strong argument for prospective long-term residents.
Eching has a clear location advantage when it comes to leisure activities. The municipality names Lake Eching, Hollerner See, the Isar floodplains, Echinger Lohe, Garching Heath and Mallertshofer Holz with heaths as important local recreational and natural areas. Lake Eching is particularly important as a place for swimming and walking; officially, sunbathing and play areas as well as water quality for bathers are emphasized.
