Kieferngarten - Freimann
Kieferngarten is located in the Schwabing-Freimann district and is particularly easy to understand spatially due to its location between Freimann, Fröttmaning Heide and the northern development areas of Munich.
This is important for the residential perspective: Kieferngarten is not a classic old town district, but rather a grown settlement area of the post-war period, which to this day appears comparatively loosely built-up, green and functional.
At the same time, Kieferngarten is easy to find your way around. The Kieferngarten subway station with bus station, Bike-&-Ride and Park-&-Ride forms a clear everyday anchor. Residential streets such as Am Kiefernwald and Carl-Orff-Bogen adjoin to the south, while the area opens up to the north towards Fröttmaning and Heide. It is precisely this mixture of residential quarter and traffic junction that makes the location particularly strong.
From a residential and orientation perspective, Kieferngarten is often considered in connection with Freimann, Fröttmaning, the Studentenstadt and the northern development areas of Neufreimann. Freimann forms the overarching district reference, Fröttmaning describes the northern continuation towards Allianz Arena and Heide, while Studentenstadt characterizes the more southerly axis along the U6.
Neufreimann also stands for the current expansion of Munich's northern urban space. As a result, Kieferngarten can be clearly classified spatially in the north of Munich and gains as a residential location through its proximity to established neighborhoods, open spaces and new development areas.
From a residential perspective, Kieferngarten is particularly interesting for people who want to live in a quiet, green and well-connected area.
The estate emerged from the post-war period and still shows this origin in parts of its residential appearance today. Early, simple pitched-roof houses on comparatively large plots are still recognizable in places and shape the restrained character of the location. This image is complemented by a quiet, green residential environment with predominantly detached and semi-detached houses.
At the same time, Kieferngarten is not a self-contained residential island. The surrounding area includes Freimann, Neufreimann and other commercial, research and development areas in the northern part of Munich. There is also a reliable local transport network. This creates an attractive mix for tenants and prospective buyers: residential in the immediate area, practical in terms of connections and close to nature in the extended surroundings.
Typical target groups in Kieferngarten are, for example:
| To the center (Marienplatz) | To the central station | To the airport |
|---|---|---|
| 9,4 km | 10,0 km | 28,4 km |
Kieferngarten is well connected for everyday needs, especially due to its proximity to the Euroindustriepark. There you will find large-scale shopping facilities and additional services that complement the rather quiet residential character of the estate. Individual stores in the surrounding area also ensure that everyday errands are possible without having to travel long distances.
In terms of gastronomy, Kieferngarten is rather reserved and close to residential areas. Instead of a distinct nightlife district, there are a few cafés and restaurants in the immediate vicinity, supplemented by offerings in Freimann and the neighboring areas of the city. For residents, this fits in well with the character of the district: quiet, practical and geared towards everyday life.
The recreational value of Kieferngarten lies particularly in its green surroundings. The Freimann Heath and the proximity to the Fröttmaning Heath offer space for walks and recreation, while sports facilities and the Allianz Arena strengthen the sporting character of the surrounding area. Kieferngarten thus combines quiet living with a high recreational value in the north of Munich.
