Neuhausen
Neuhausen is located in the eastern to central area of the district of Neuhausen-Nymphenburg, which stretches from Marsfeld in the east to Nymphenburg Palace Park in the west. The areas around Rotkreuzplatz, Winthirplatz, Nymphenburgstrasse and the more southerly locations towards Arnulfstrasse are particularly characteristic of the residential area.
This creates a very central residential area with short distances to the city center. At the same time, Neuhausen has a much more residential feel than more densely populated core areas. The district thus combines good urban accessibility with a pleasant, mature residential atmosphere.
Neuhausen benefits in particular from its smooth transitions to other sought-after Munich locations. In the east, the proximity to Maxvorstadt is noticeable, while the urban space in the west transitions towards Nymphenburg. On the southern edge, the paths also open up towards Arnulfpark, Donnersbergerbrücke and the western Zentrum.
It is precisely this in-between character that makes Neuhausen so attractive as a place to live. The district is central, easily accessible and at the same time remains clearly recognizable as an established residential area. As a result, Neuhausen combines proximity to important areas of the city with its own, quieter residential quality.
Neuhausen is a particularly impressive residential area due to its mature streetscape. The district is architecturally diverse. Residential buildings from the Wilhelminian era and larger residential areas built after 1900 are typical. In many areas, there are beautiful old buildings with green inner courtyards. This makes Neuhausen feel urban and central, but rarely anonymous.
At the same time, Neuhausen offers a very high quality of everyday life. Rotkreuzplatz forms the center of the district and is an important meeting point for shopping, having a coffee or running everyday errands. The mix of good local amenities, a wide range of restaurants, short distances and a mature residential environment makes Neuhausen attractive for different target groups - from professionals and couples to families or people who want to live in Munich on a temporary basis.
Typical target groups in the district are, for example
| To the center (Marienplatz) | To the central station | To the airport |
|---|---|---|
| 6,8 km | 4,4 km | 38,9 km |
Neuhausen is very well positioned for everyday life. Supermarkets, smaller stores, market stalls and a large department store are concentrated around Rotkreuzplatz, meaning that many errands can be run directly in the district.
In addition, streets such as Volkartstraße offer a smaller-scale structure with stores, cafés and restaurants that make Neuhausen particularly pleasant from a residential perspective.
The gastronomy in Neuhausen tends to be close to home, diverse and suitable for everyday use. Cafés, bars and restaurants are mainly located around Rotkreuzplatz and in the surrounding streets and fit in well with the character of the district: lively, but not over-staged. For residents, this means short distances from home to coffee, dinner or meetings in the district.
Neuhausen is particularly attractive for leisure and recreation. The Hirschgarten combines spacious green areas with a beer garden and game reserve, while the Nymphenburg Palace Park and the Würm Canal offer easily accessible places for walks and relaxation.
In addition, the Dantebad swimming pool, Dante Stadium and fitness facilities offer good opportunities for everyday sport. Neuhausen is therefore a very suitable residential area for people who want to live centrally but still have plenty of greenery nearby.
