Arabellapark
Arabellapark is located in the east of Munich in the Bogenhausen district. The neighborhood is bordered to the west by Richard-Strauss-Straße, to the north by Englschalking Straße, to the east by Vollmannstraße and to the south by Denninger Straße. As a result, Arabellapark is very centrally located within the north-eastern Munich urban area and at the same time clearly identifiable as a district in its own right.
A major advantage of the location is the combination of urban infrastructure and good accessibility. Arabellapark is not a purely residential area, but a neighborhood with short distances to shopping, services, medical care and public transport. At the same time, the surrounding area is complemented by neighboring residential areas and green spaces, which also makes the location attractive from a residential perspective. The City of Munich describes Arabellapark as a preferred location in the district; the district is also of supra-local importance as a hotel, congress and office location.
Arabellapark borders on several different residential areas. To the west is Altbogenhausen, to the north Cosimapark, to the east Denning and to the south the area around Denninger Anger in the direction of Parkstadt Bogenhausen. Anyone looking to rent or buy an apartment in Arabellapark therefore benefits not only from the district itself, but also from short distances to neighboring districts, each with its own character.
Arabellapark is not a historically grown district of old buildings, but a modern planned residential and commercial quarter. The development was essentially built between 1965 and 1998; a mixture of residential, work, stores and hotels was deliberately implemented here. This mix of uses is still one of the district's most important locational advantages today. Inside the quarter, there are only a few small streets and a large part of the network of paths is pedestrian-oriented. Despite its size, this makes the Arabellapark appear comparatively compact and practical for everyday use.
In terms of urban development, Arabellapark clearly stands out from many other residential areas in Munich. Different building heights, larger residential and office complexes, hotels and service areas characterize the image more than classic perimeter block structures. At the same time, the district works well from a residential perspective because many everyday routes remain short. According to Wikipedia, around 10,000 people live on around 40 hectares in Arabellapark and around 18,000 people work there.
Typical resident groups in the neighborhood are, for example
| To the center (Marienplatz) | To the central station | To the airport |
|---|---|---|
| 5,0 km | 6,4 km | 32,4 km |
Arabellapark has a pedestrian zone with a shopping center, as well as supermarkets, drugstores and pharmacies. It is precisely this density of amenities that makes the district particularly practical in everyday life. If you live here, you can run many errands without having to walk long distances.
Arabellapark is also well-positioned in terms of gastronomy - there are several cozy cafés and restaurants; other everyday amenities are also clustered around Rosenkavalierplatz. As a result, the neighborhood remains residential without appearing underserved.
One of Arabellapark's plus points is the combination of cultural and educational facilities with everyday life. Both the Munich adult education center and the city library have branches in the district. This is complemented by the retirement and service center around Rosenkavalierplatz. This density of facilities is a real advantage for a residential area.
