Parkstadt Schwabing
Parkstadt Schwabing is located in the north of Munich between Leopoldstrasse to the west, Schenkendorfstrasse to the south, the A9 to the east and Domagkstrasse to the north. The district is therefore located at a prominent entrance to the city and in a location that combines proximity to the city center, a connection to Schwabing and good accessibility. Unlike the historically grown parts of Schwabing, Parkstadt Schwabing is a newly developed urban quarter with a clear structure, modern planning and a much younger cityscape.
A major advantage of the location is the mixture of urban connections and green open space. At the Zentrum of the quarter is a 650-metre-long park strip, which strongly shapes the character of the quarter. At the same time, the distances to Münchner Freiheit, the U6 underground line and the neighboring parts of Schwabing are short. This makes Parkstadt Schwabing particularly suitable for people who want to live in a modern area and at the same time appreciate good connections to other parts of the city.
Parkstadt Schwabing borders on several residential and development areas in the north of Munich. Alte Heide, Freimann and Milbertshofen are particularly close by; the connection to Schwabing and Münchner Freiheit is also very present in everyday life.
To the north is Domagkpark, another younger residential area, while to the south the axes continue towards classic Schwabing. Anyone looking to rent or buy an apartment here therefore benefits not only from the district itself, but also from the short distances to neighboring residential areas with different qualities.
Parkstadt Schwabing is a comparatively young urban quarter and therefore appears much more modern than many classic Munich residential areas. Instead of Wilhelminian-style facades and narrow block edges, multi-storey residential buildings, modern facades, large inner courtyards and clearly laid out open spaces characterize the picture here. Mr. Lodge describes the development as a complex of modern residential buildings with large courtyards, which are primarily aimed at families with children. There are also office and commercial spaces that give the district an urban, contemporary feel.
It is precisely this mix that makes Parkstadt Schwabing an interesting residential area. The district is not historically romantic, but rather functional, modern and open. The central park ensures quality of life, the housing estate along streetcar line 23 creates a clear residential focus and the surrounding area also offers office locations, hotels and local amenities. The result is a district that is particularly attractive for people who want to live in Munich in a modern, well-connected way with short distances.

This classification results from the development, the location in the north of Munich, the combination of residential and working quarters and the good connections via subway and streetcar.

There are stores for daily needs and smaller stores in the district itself; the surrounding area also offers additional supplies in the neighboring areas of Schwabing. This is a clear advantage for everyday life, as errands and routes in the district can be easily organized without Parkstadt Schwabing appearing overcrowded.
There are restaurants, bars and cafés right in Parkstadt Schwabing, while the amenities along Leopoldstrasse and around Münchner Freiheit are also within easy reach. As a result, the residential area inside the district remains rather quiet without having to do without urban amenities. This combination of relaxed living and short distance to Schwabing's nightlife and restaurant axes is one of the key advantages of the location.
With the central park, Parkstadt Schwabing already has a green center in the district itself. It is also close to the English Garden, which is particularly attractive for walking, jogging, cycling and recreation. Sports facilities, fitness facilities and leisure activities in the surrounding area also add to the quality of living. From an everyday perspective in particular, this is a plus point because nature and exercise are easily accessible here.
