Solln
Solln is located on the southern outskirts of Munich within district 19. The district is located west of the Isar; the Balde-Höhe in the Warnberg monastery estate is also the highest point in the urban area.
It is precisely these topographical and landscape references that are important for Solln itself: the district appears slightly elevated, green and conspicuously withdrawn in comparison to Munich. Added to this is its direct proximity to Pullach, Forstenried Park and the Isar Valley.
In residential terms, Solln is understandable above all in interaction with its neighboring locations. The district borders Obersendling to the north and Pullach to the south; further south, there are strong links to Thalkirchen, Harlaching, Forstenried and Grünwald.
In search behavior, Solln is often thought of together with these high-quality southern locations, but remains very independent: less urban than Harlaching, more urban than Pullach and more traditionally Munich than many purely suburban addresses.
Solln is one of Munich's residential areas that is particularly characterized by its reputation, building fabric and residential feel. The district stands for a relaxed garden city character, mature residential streets and a development that is characterized in many places by detached houses, spacious plots and villa-like buildings. It is precisely this that creates the image of a quiet, upmarket residential location that is sought-after in the long term, appealing above all to people who value quality living, green spaces and an established environment.
Solln is particularly attractive for prospective residents because several qualities come together here at the same time: low density, established neighborhoods, lots of greenery, strong micro-locations and a clear premium profile. At the same time, everyday life remains functional. With Fellererplatz, the train station, local amenities and quick routes to the Isar, Solln is not only prestigious, but also easy to use. This suits both classic owner-occupier interest and high-quality temporary living.
Typical target groups in the district are, for example
| To the center (Marienplatz) | To the central station | To the airport |
|---|---|---|
| 9,4 km | 9,2 km | 48,8 km |
The area around Fellererplatz is particularly important for everyday life. This is where some of the local amenities are concentrated - good shopping facilities as well as cafés and restaurants. This is complemented by the weekly Solln market on Fellererplatz, which officially takes place on Fridays from 8 am to 12 noon. This small-scale, quality-oriented supply fits in very well with the character of the district.
Solln does not offer a broad trendy axis, but instead a rather local, low-key gastronomic profile - several cafés and restaurants; this suits the structure of the district, where quality and proximity are more important than nightlife or event density. For many residents, it is precisely this quieter form of going out that is part of the quality of living.
Solln benefits from several strong open space connections. The official district description explicitly mentions the proximity to Forstenried Park and the Isar valley as a favorable factor of the location - the banks of the Isar are just a few minutes' walk away. For walks, running, cycling or simply a quieter environment in everyday life, this is a clear advantage of the location.
