Living in Alte Heide: quiet life between Schwabing and Freimann

Schwabing's beautiful north

Alte Heide is located in the northern part of Munich and belongs to the district 12 Schwabing-Freimann. The location combines the proximity to Schwabing with the transition towards Freimann and the northern development areas of the city. The axis along Ungererstraße with the Alte Heide subway station, which connects the neighborhood directly to the city center, is particularly characteristic. At the same time, the residential area itself remains much quieter than many densely built-up inner-city locations.

Adjacent neighborhoods

Alte Heide is closely connected to several neighboring areas. To the south, the neighborhood is oriented towards Schwabing and Parkstadt Schwabing, while to the north the urban space continues towards Freimann. To the east are the axes to Studentenstadt and Nordfriedhof, and to the west are other residential and commercial areas in the north of Munich.

As a result, residents benefit not only from the quiet neighborhood itself, but also from short distances to different parts of the city. This classification results from the location in the Schwabing-Freimann district, the subway station on Ungererstraße and the links between the existing Mr. Lodge site and Studentenstadt, Domagkpark and Parkstadt Schwabing.

Alte Heide is a mature residential district with a very independent character. In contrast to many of Munich's older districts, it is not characterized by closed block edges, but by parallel row buildings, green spaces, small gardens and an overall open structure. The estate is expressly to be seen as a quarter with terraced buildings, green spaces and a clear urban structure . It is precisely this layout that gives Alte Heide its quiet and residential character to this day.

Alte Heide is also special from an architectural point of view. The official city history describes it as an early Munich post-war housing estate that became a model for terraced housing; the architect was Theodor Fischer. In the mid-1920s, the estate comprised 120 houses with over 700 apartments. For prospective buyers and tenants, this is therefore more than just a nice background story: Alte Heide is a district with a clearly recognizable architectural concept and a lot of recognition value.

Typical resident groups in the district are, for example

  • Families
  • Couples looking for a quiet residential area
  • Working people with a need for good subway connections
  • People who want to live in a green area yet close to the city
  • People interested in temporary living in a quiet location with quick connections to the city center

Shopping

The local amenities around Alte Heide are designed for short distances. The existing Mr. Lodge site lists supermarkets, bakeries, pharmacies and smaller service providers along Ungererstraße and in the adjacent neighborhoods. The offer is supplemented by the Schwabing farmers' market, which also provides the neighborhood with a meeting place close to home.

Gastronomy

The gastronomic offerings in Alte Heide itself are rather restrained, but can be easily used in the immediate vicinity. This is exactly what suits the character of the neighborhood: the residential area remains quiet without appearing underserved in everyday life.

Leisure

Alte Heide offers several green and open spaces close to the residential area for leisure and recreation. In particular, the North Cemetery, the green spaces within the estate, Domagkpark and the easy accessibility of the English Garden by bicycle or subway. This means that outdoor exercise quickly becomes part of everyday life.
