Neuperlach
Neuperlach is located in the district 16 Ramersdorf-Perlach and is one of the large residential areas in the south-east of Munich. The district stretches between the city limits and the edge of the city center and, in addition to Ramersdorf and Perlach, also includes the planned Neuperlach relief town.
This is particularly important from a residential perspective: Neuperlach is not a historically grown village center, but a deliberately planned district with its own size, structure and scale.
At the same time, Neuperlach is much greener than its image often suggests. The district was originally conceived as a residential area with plenty of green space, modern apartments and views as far as the Alps.
Many of these qualities can still be felt today, even though Neuperlach is now being modernized and further developed. It is the combination of generous planning, open spaces and good everyday suitability that characterizes the residential character of the district.
From a residential and orientation perspective, Neuperlach is often considered together with Perlach, Waldperlach, Ramersdorf and the south-eastern outskirts of the city. These residential areas are spatially and structurally close to each other, but differ significantly in their character.
Towards Perlach, the historical reference is stronger, while Waldperlach is more small-scale and residential in character. Ramersdorf is closer to the city center and appears more densely built-up. Neuperlach is located exactly between these different residential logics and benefits from this location.
The district combines the size and structure of a planned residential area with proximity to established, quieter neighborhoods closer to the city in the southeast of Munich.
From a residential perspective,Neuperlach is particularly interesting for people who are looking for lots of green space, a clear neighborhood structure and good connections. The district is a large residential area with more than 40,000 residents and was originally planned with modern apartments, good accessibility and generous open spaces. This basic idea still characterizes living in Neuperlach today.
At the same time, the district has developed further in recent years. The key advantages of the location include the modernized infrastructure, the PEP as a large shopping center and the Ostpark as an important green and recreational space.
In addition, there are visible refurbishment and development processes in Neuperlach North and the Zentrum. It is precisely this mix that is attractive for tenants and prospective buyers: a lot of mature housing stock, large open spaces and at the same time a noticeable upgrading of the district.
Typical target groups in Neuperlach are, for example:
| To the center (Marienplatz) | To the central station | To the airport |
|---|---|---|
| 7,9 km | 10,7 km | 43,6 km |
The PEP shopping center Neuperlach on Thomas-Dehler-Straße is a clear advantage in everyday life. It brings together numerous stores, service providers and major brands in one central location, making Neuperlach a very convenient residential area in the south-east of Munich.
For residents, this means that many purchases, errands and errands can be done directly in the district without having to travel to the city center for every need.
The gastronomy in Neuperlach is above all practical, varied and close to home. Cafés, bakeries, snack bars and restaurants with different cuisines can be found around the PEP and the Zentrum.
The range on offer fits in well with the character of the district: uncomplicated, easily accessible and strongly geared towards everyday life. This proximity to restaurants and local amenities is a tangible advantage, especially for working people, families and people who live in Neuperlach on a furnished basis.
The Ostpark is one of the most important recreational areas in Neuperlach and significantly increases the recreational value of the residential area. Walks, jogging, sunbathing lawns, sports facilities and the lake create a strong balance to the dense residential environment.
In addition, facilities such as the Munich East Ice and Fun Sports Center offer further sporting opportunities. For families, sports enthusiasts and anyone looking for a well-connected apartment with greenery, Neuperlach is therefore much more attractive than its pure residential appearance might initially suggest.
