Living in the Werksviertel: Urban Life Amid Culture, Creativity, and Modernity

Living in Werksviertel

Unlike the city’s traditional historic neighborhoods, the Werksviertel is characterized by new construction. The neighborhood comprises approximately 1,150 apartments, grouped primarily around the central park. Residents have been moving into the first residential buildings since 2022. The buildings are designed as perimeter-block developments with landscaped courtyards and are pleasantly shielded from the railroad tracks and major roads by commercial structures.

The neighborhood derives its special charm from this contrast: Amid the modern architecture, remnants of industrial history —such as silos, factory buildings, and the former Pfanni cafeteria—have been preserved. They give the Werksviertel an identity rarely found in any other new-construction neighborhood in Munich.

The combination of contemporary living spaces and a central location near Ostbahnhof is reflected in the prices: rental and purchase prices are generally above the Munich average. Those seeking the charm of older buildings will find it just a few steps away in Haidhausen and Berg am Laim.

The Werksviertel is particularly attractive to:

  • young professionals and creative types who appreciate urban diversity
  • specialists and executives from companies in the neighborhood and in eastern Munich
  • commuters for whom excellent transportation connections are crucial
  • international professionals and expats who are making Munich their home for a while
  • Families who appreciate having daycare centers and an elementary school right in the neighborhood

Werksviertel-Mitte

Werksviertel-Mitte, located on the former Pfanni site, is the cultural heart of the neighborhood. Around Knödelplatz, restaurants, studios, performance venues, offices, and hotels come together to create a place where urban life literally begins right at your doorstep.

Residential Area Around the Park

At the Zentrum of the Werksviertel lies the approximately 1.3-hectare Werksviertel Park, around which most of the residential buildings are clustered. Here, the neighborhood reveals its tranquil side. Daycare centers and the elementary school on Haager Straße make this location an attractive choice for families.

Haidhausen around Ostbahnhof

West of the tracks lies Haidhausen, with its Wilhelminian-style facades, small shops, and cafés—one of the city’s most charming neighborhoods. The Werksviertel is just a few minutes’ walk away via the underpass at Ostbahnhof.

Berg am Laim around Piusplatz

To the east, the western part of Berg am Laim borders Piusplatz and St. Pius Church. Established residential complexes, green spaces, and reliable local amenities characterize this area, which is noticeably benefiting from the development of the Werksviertel.
